How to read a yield figure properly

A gross yield ignores every cost of ownership. A NET yield deducts them. The difference on a typical city-centre apartment is between 1.5 and 2.5 percentage points.
Ask three questions of any figure: is it gross or NET, what void allowance is assumed, and is the rent an achieved figure or an estimate?
