Our selection standard
What a developer has to satisfy before we sell a single unit
Most agencies list whatever they are given. We refuse far more schemes than we take.
Ten years of delivery, minimum
We ask for the completion history on every scheme a developer has built, with dates. If schemes routinely slip more than a quarter, we do not proceed.
Funding that does not depend on your deposit
Construction must be funded by senior debt or developer equity. Deposit-funded builds transfer construction risk to the investor, and we will not sell them.
Pricing tested against completed comparables
We price off registered sales in the same postcode, not against projected values. If the launch price needs future growth to make sense, it fails.
A resale and lettings market that already exists
We check achieved rents and second-hand sales in the immediate area before a scheme is listed, so an exit exists on day one.
